I overheard someone saying that buyers agents just simply open doors and I just had to chuckle a little…. Let me tell you some of the things I have been busy doing the past couple days… I have an out of state client who is closing TOMORROW on a VA Loan assumption? If you have never dealt with a loan assumption, let me tell you this process is not for the weak. I have been my clients biggest advocate staying on top of the lender to keep this process moving so we could close on time without a hiccup. My client needed to get her insurance finalized and they needed info pertaining to the loan. With both her and her husband busy working, I made sure their agent had what they needed to finalize their insurance binder. For my military client who wants to stay within a set budget, I worked directly with her lender to pull multiple addresses and estimate her payments so we could ensure we only scheduled showings for properties where she would be comfortable with the payment. I have run several CMAs for my investor client to determine potential ARV on properties he is considering making offers on to ensure the numbers are worth the investment. I set up MLS access for a young family hoping to become homeowners in summer 2024, so they could gain some insight into what properties in their budget look like. I sat on FaceTime with a client while we went over the meaning behind the different disclosure documents and their legal rights as a buyer, as I wanted her to understand what she would be signing her name to. I helped educate another out of state buyer who hasn’t purchased a home in over 30 years on the importance behind the buyer-broker agreement. We even managed to share a few laughs in this education session. All of this was just in the last 4 days. Buyers agents do way more than just open doors for buyers. They spend hours ensuring their clients are taken care of, their wants and needs are addressed, dotting every I and crossing every T so their clients are legally protected, and advocating for their clients best possible outcome on the biggest financial decision some of them will ever make in their lives. #BuyersRepresentationMattersButton -

Three years ago today we went and got married at the courthouse in Va Beach. Our wedding was set for 02/20/21, but with COVID, we had to push the wedding back. We had all this stuff engraved wit 02/20 so at the last minute we went and got married anyway. We did not even tell our parents until after it was done. The only people to witness were our two kids. We rescheduled our wedding to May 1st and kept it a secret that we had already gotten married so people would think our wedding was truly our first time getting married. At the ceremony when my cousin asked how it felt to be married, I said, “I mean it’s been 3 months so 😂”. I know how tempting it can be to just wake up one day and decide you are tired of renting and you are ready to buy. However, there are certain things you will need to take into consideration. Of course there are several factors such as down payment assistance, closing cost assistance, loan type, seller concessions, and even family/friend gifts that will make some of these amounts different, but being prepared is better than not being prepared. The bank will want to verify that you have all of these funds available when considering your ability to purchase a home. There is nothing like the soft reality check you get when you realize you may be able to “afford” the mortgage in your mind , but truly you cannot afford to buy the house. FunFact : I wear a bunch of different hats on a daily basis. As my cousin @kennedialsop would say, “my picture shows up next to the world “hustle” in the dictionary. Music is my first love. I listen to everything from hip-hop, R&B, reggae, country, jazz, rock, and even jam out to some house every now and again. I grew up around music having a DJ for a father and a mom who loved singing. My dad had me touch my first turntable and set of headphones before I could even walk. While generational wealth was one of my strong motivators for getting into the world of real estate, I had a bigger vision when deciding to embark on this journey. One thing I am very humble about is my doctoral degree in Educational Psychology and Technology. The foundation of my dissertation was focused around redlining policies in America and their lingering effects on housing and educational resources. There are many people in America who have never been properly educated on redlining policies and how they were created with the very intent to discourage Black homeownership in the United States. Over the years companies have been found to still find ways to discriminate against Black and Brown homebuyers via higher interest rates, low home appraisals, and home loan denials despite having equal or better credit scores & even sometimes higher income to other non POC applicants. Dr. Martin Luther King Jr. Stood for equality among all people. He believed in a world where judgement would not be given based on the color of one’s skin. He was a leader in the Civil Rights Movement and one of the fire starters seeking the right to equal and fair housing practices. Today is not just a day for kids to be out of school and adults to enjoy sleeping in. This day represents the idea that the fight for equality is still ongoing. As a member of the 44% of Black people who are homeowners, I find it important to continue in my journey to educate those who look like me, not just in an HBCU classroom, but in the areas of homeownership. I have never been afraid to admit that there are things I may not know when you first ask. I believe that educating yourself is something you should do daily. Recently, I was asked if there are any loan programs specific to Native Americans. The Office of Loan Guarantee within HUD’s Office of Native American Programs, guarantees the Section 184 home mortgage loans made to Native borrowers. The loan guarantee assures the lender that its investment will be repaid in full in the event of foreclosure. With Section 184 financing borrowers can get into a home with a low down payment and flexible underwriting. Section 184 loans can be used, both on and off native lands, for new construction, rehabilitation, purchase of an existing home, or refinance. Similar to many loan programs, there are max loan limits which vary by county and not all of the 50 states participate in this loan program. The program is also limited to participating lenders, which you can find via the HUD website. Story Time: Two years before I actually purchased my first home, I was the person who sat on @zillow for hours looking for houses, many that were way out of my budget. Not realizing what banks use to determine how much house you qualify for, I based my qualification on what I currently paid in rent and found houses whose estimated mortgage was around that amount. I called a realtor and she spent an entire day taking me out to look at houses. On the final house, I said “I think I like this one” and she said, “ok we can make an offer but we need your pre-approval letter. Here I was having this person spend hours of their time and I did not actually have what I needed. No worries, because she put her own lender on the phone to run my numbers. After looking at everything I did not qualify for the house I had fell for. In fact, what I qualified for wouldn’t have bought me a shed. 😅 Fast forward, I have now bought two homes, and with both I was a lot more educated on the process and prepared with my pre-approval way before I even looked at a single house. This is why speaking with a lender and getting pre-approved is so important. This should be your very first step. Finding a realtor is a good first step too, but speaking with a lender who can educate you on what you can afford and assess if you qualify for any grants is even more important. WE ARE RATIFIED!!!!! I am super excited for my buyers, as they are now under contract on their dream forever home. Relocating from across the country is a big task and finding a home that checks all your boxes is not always easy when you are limited to looking at houses online. After being referred to me by a close friend, I made it my priority to ensure they would be well taken care of and have every opportunity to not miss out on their next home. This meant providing them with the option of seeing the home virtually since they were not able to be here physically themselves. While the market may seem slow to others, this does not give you permission to drag your feet. They expressed interest in this home on a Monday evening and by Tuesday afternoon, I had scheduled an appointment to show them the home virtually. Time was of the essence as the home already had an active offer that had been made that same morning. I made sure to go through every room (with some help from their in-law) and allow them to truly get a feel for the space and condition of the home. They instantly loved the house and decided this was what they wanted. We submitted our offer with other active buyers still scheduling showings through the weekend and the earlier offer on the table. I remained confident and did everything to ease any anxiety on their side of whether our offer would be the one that was accepted. Now here we are, ratified and under contract! I am so excited for them and cannot wait until we can celebrate in person. Moving from being a renter to a homeowner can be a major transition. Not only do you have to be financially ready, but you also have to have all the facts to make a proper decision as well. When I first became a homeowner, I didn't truly realize how the maintenance aspect of things worked. I knew I had a home warranty but that was the extent of my knowledge. That was also a learning curve because I soon learned everything was not covered on my warranty. When you rent and something breaks you can simply call or text your landlord or property manager and they send someone out, but that is not the case when you are the homeowner yourself. I quickly became a strong follower of the YouTube bible and began to learn how to troubleshoot things myself. If you had told me that I would be laying on the floor under a sink having to troubleshoot a garbage disposal I would have laughed at the thought. On the other hand, I found joy in knowing I did not need anyone's permission to replace the floors, paint the walls, and change out my fixtures. I would soon learn all my DIY home improvements were also creating increased equity in my home. For the last few weeks, interest rates have been slowly moving down. While it is unlikely we will see rates in the 3's and 4's anytime soon, the smallest drop in percentage rate still makes a huge difference in payment. The average closing time on a home is 30-days. This can seem much longer when you are the homebuyer anxiously awaiting keys to your dream home. It is important to avoid certain things that will push back or delay getting those keys in hand. 1. When your loan officer requests documents from you, you should do your best to get those documents uploaded as soon as possible. 2. Make sure to sign and initial every form or disclosure provided to you. One missing signature can stop the entire show. 3. Having a local lender can save you the headache of dealing with 3rd parties and slow response times. 4. Inspections should be scheduled as soon as you go under contract. You want to get these on your calendar within 7-10 business days. 5. Appraisals are scheduled immediately after the completion of the home inspection. They can take a little while to come back, so you want to be on top of your loan officer. 6. That new car or boat may look nice, but it can wait until after you close. 7. Random cash deposits or unverifiable checks are a NO GO! All cash going in your account must be able to be verified. 8. So very grateful to @mistysavestheday and @own_re for this beautiful opportunity to receive fall family photos. Their culture of family has been evident since day one! My 1st born Toogie Man, Jayden is 9 today! This is his last year in the single digits. There are a million things I could say about my Jay, but the thing I appreciate the most is how much he loves and protects his mama. My son does his best to make me smile if I am sad. He makes me laugh with how corny he is. He steps up when I need 5 minutes to myself with his sisters. Most importantly he makes it a priority to say “love you mom” with a kiss EVERY NIGHT even if I just finished fussing him out. Everywhere you look condos are springing up around the Hampton Roads area. Becoming a homeowner can be overwhelming the first time around if you do not know what you are getting into. Condos are a great way to enter homeownership with a few less headaches. Here are some of the top reasons condo ownership can be a PLUS. 1. Homeowners insurance can be a costly annual expense depending on the age of the home, size of the home, zip code, and interior properties. Condo insurance only covers walls-in. What this means is, as the homeowner you are responsible for what is inside of your condo. The condo association insurance policy is what covers things such as your roof, siding, or common living areas shared among the residents. 2. Many condo associations pay someone to maintain the lawn care around the community, clean the facilities, and keep the neighborhood looking neat and presentable. If you are not an outside maintenance person this is a huge WIN. They are also generally smaller in size than your normal detached property so there is less to maintain. 3. Why travel and spend money on gym or rec center memberships when many communities offer business centers, pools, game rooms, tennis courts, movie theaters, and even fitness centers. These facilities are included in your condo fees and the monthly breakdown is much cheaper than businesses outside the community. 4. As said up above, if you have a roof leak this is not your issue to fix. While you will be responsible for water damage inside your property, getting the roof fixed will not be one of your repairs. A new roof can range from $8000-$20,000 depending on the size of the house. 5. While a condo can make a great starter home, it can make an even better long-term investment property. The equity still goes up in a condo just as it would a single-family home. They make great rental properties when it is time to upgrade to a bigger home. Often times when we are on the home search we have a long list of “must-have” items that can make our search for the “perfect” home seem endless. With the help of my mother, YouTube, and a passion for a good DIY project I transformed my first home into a space I felt good walking into everyday. The before and after was something special. Within 1-year I was able to raise the value of my home by over $30,000. When we sold the home the following year I had made enough changes to my property, alongside some shifts in the market to increase the value by $68,000.
